Student houses in Fallowfield and south Manchester

A house for all of you.

From two-bed flats to houses for ten, many with bills included. Pick how many of you there are, book a viewing, and we’ll drive you round.

Or browse every house, or call us on 0161 220 6030.

Everyone has a student house horror story. It doesn’t have to be yours.

The damp room, the repair nobody fixes, the deposit that never comes back. Here’s what to look for before you sign.

The house on move-in day

Clean, properly furnished and as shown. One tenant: “The house was spotless when we moved in.”

Repairs that actually happen

Something will break. What matters is who answers and how fast. We have our own maintenance team.

Your money, protected

No agency fees, and every deposit protected in a government-approved scheme (mydeposits or TDS).

Who we are

We were Fallowfield students too.

Our three landlords, Dan, Rick and Luke, met while living in Fallowfield at university in the early nineties: box bedrooms, woodchip walls, mismatched furniture. So they set out to do it better.

We’ve been in the same office on Ladybarn Lane since 2006, a five-minute walk from Wilmslow Road.

Our story
  • We drive you to viewings

From our office to each house in our people carriers.

  • In-house maintenance

Our own qualified team looks after the houses all year.

  • Sign on your phone

Contracts are completed electronically, wherever you are.

  • Bills included

On many of our houses, with fibre broadband too.

How it works

From group chat to keys, in three steps.

  1. Step 1: Shortlist your houses

Pick how many of you there are and browse the houses that fit. Call us if you want a hand narrowing it down.

  2. Step 2: We drive you round

Book a viewing and meet us at the office on Ladybarn Lane. We’ll take your group round each house in one of our people carriers.

  3. Step 3: Sign on your phone, move in

Contracts are signed electronically from your phone, tablet or laptop. Then it’s keys, and our maintenance team on hand all year.

From our tenants

“This REALLY isn’t the case with House.”

“You hear many horror stories of lacklustre student letting agents in Manchester but this REALLY isn’t the case with House. ... Not only was our house in better condition and more stylish than my friends’ but the appliances were more up to date and efficient. Whenever we had a query or a problem our emails were diligently responded to and the problem was often fixed within 24 hours.”

Scarlett Thompson, Google review, October 2022

“... The house was spotless when we moved in and I really appreciated that we all had matching furniture regardless of room size. Any time there were any maintenance issues someone would come that day to resolve them.”

Tabitha Beckett-Pearse, Google review, October 2022

“... They were very helpful at solving any issues with Amy even coming out on a Sunday when my door had broken and I was locked out. Got our full deposit back as well!”

Molly Key, Google review, October 2022

The horror stories

  • A house that doesn’t look like the photos
  • Repairs that drag on for weeks
  • Surprise charges and a deposit that never comes back
  • A landlord nobody can get hold of

What it should be

A house that’s ready when you move in, an office round the corner when something breaks, and your deposit protected from day one.

Questions students ask

How much does a house cost?

Our available houses are listed at £130 to £175 per person per week. Each listing shows its own price and what’s included, so you can compare like for like.

Are bills included?

On many of our houses, yes: 16 of the houses available right now include utility bills, and lots include fibre broadband. Each listing says exactly what’s included.

How much is the deposit?

It depends on the house; our listings show £350 or £475 per person. Every deposit is protected in a government-approved scheme (mydeposits or TDS).

Do you charge agency fees?

No. We don’t charge agency fees. You pay your rent and your deposit, and that’s it.

When should we start looking?

As soon as your group is sorted. Our bigger houses are popular every year and tend to go first, so it’s worth viewing early.

How do viewings work?

Book a slot, meet us at our office at 73 Ladybarn Lane, and we’ll drive your group round each house in one of our people carriers.
